Rightly said Muthoni, i should be patient, considering the fact that, it has been hectic the first three times with deadbeat tenants, i rather wait it out for an ideal tenant...am even grateful i upped the rent like crazy, to keep the jokers out :)

If you're by the sea, so the summer can increase the rent value a lot, in other places I really can't tell.

When i get the right amount of cash, i'll consider buying a property by the sea, the profits...as i have heard are immense...but for now am sticking with the inheritance my mom left me with...this time am making it right :)

Where I live the best time to rent is out is in summer. It's a touristy town in the backwoods and the few hotels here are too expensive so those who wish to stay a little bit longer in town prefer to rent a house somewhere. Those who own rental properties make a killing then but the houses stay empty for long after tourist season is over.

Go down your list one more time, check out your property , maybe there is a problem that you are not seeing,it also could be that your agent is being very reluctant.

I live in a beach-front location so the Summer months are definitely better.
I remember when I moved into my current home I had to wait until September because for June-July-August, my landlord was renting the house to someone else for triple what I'm paying him now!

Wow!...he must have been laughing all the way to the bank then!...how i wish i'd raise the stakes like that, still waiting for an ideal tenant though...no fretting here, considering previous battles...am looking for a serious tenant not a deadbeat....i guess in my case scenario, guys are still adjusting to the fact that i have doubled the rent value...if renovated further...i'll be talking of quadrupling :)....life at the beach must be superb huh?

Aha! Hopefully things are going better for you now, and that was "all" it was.

How can they be a season for rental in Real Estate; doesn't the Real Estate market depend upon demand and supply, in simply terms money? I would say that the best time to rent would be when the job market as increased, people now are starting to earn so they can now afford to rent, I urge you though, never sleep on your business, If you feel like you are out in the cold, follow-up or keep following up until you are done with business, a short follow-up every two to three weeks is prefect from my point of view.

Yes btatro...that was the 'all' in the whole fraction plus equation...but the wound is that he is a next door neighbor to the said property, now that he is out of the picture, he is busy trying to discourage potential renters...i say more to him, bad karma will unfold, one needs not to wrestle with a fool.
