Allow Tenants To Renovate?

    We once had a tenant who wanted to do some renovations in the house he'd rented. Since he wasn't demanding for much, he was permitted to partition a room [which was too large anyway] so he could use one of the rooms as a store for some things he sold. Now supposing a tenant wanted to do something that would probably increase the house's value would you allow them to do any renovations?

    Never allow a tenant to do renovations that would either increase or decrease the value of your home, if you sit back and allow that, in the event that you need to go to court to sort out a situation, the court may just find in the favor of the tenants, courts typically do that. there's something called an equitable right, so even if the tenant is doing renovations, see to it that they are tenant chattels only, and so it will be easy for the thing to be removed when it is time for the tenant to leave the property.

    Are tenants allowed to renovate a rented home? I am just curious about that since I have not rented or owned a home.

    That has to be seen case by case, but if the tenant wants to do something that will increase the house value, why nor right?

    I don't think you should allow tenants to renovate. Like Investor said, it can lead to legal issues down the road. You never know if later the person will come back asking for the money they spent on renovations.

    Also, you never know how the renovations will turn out. What if the person is unskilled or uses unskilled laborers? What if permits need to be filed and the tenant doesn't do it or does it improperly. You are better off refusing the tenant or doing it for the tenant.

    It's risky, after all it's your property, so having the tenant making improvements can lead to legal issues and to results you didn't expect.

    I had a weird agreement between myself and the tenant in regard to renovation, in the end i had more losses than he did, but i was stupid on my part and gullible too, let me renovate my property according to my wishes not how someone else sees fit, if they are so keen on renovating, they might as well get their own property and do whatever they please, am sorry for being too rude in this instance, its just that i have been through so much with tenants am not ready for no more 'jokes!'

    To add on to what you've said springbreeze, the losses you will incur from the renovation process just because someone might bring their own unskilled repairman, destroy your house and still demand for money in the later end...think, legal battles ensue, a No in this case will suffice....renovate it yourself please, to save yourself sleepless nights!

    Due to the legal ramifications in certian situations, I wouldn't let a tenant do renovations. It's not a huge deal in most cases, but it could come back around to kill you in the court room. Most of the time it works out, sure. Some people do wind up screwing themselves over in a legal situation later on, though.

    That's true troutski, what can be something simple, can also turn out to be a problem and it's better to play according to the law so that we avoid issues later.
