The overwhelmed absentee landlord

    I've got a 4-plex I should have foreclosed on years ago. Buyer was a big shot millionaire company owner, broker and guru with his own Youtube channel.

    Moreover, 4 SFHs and 2 MH in AL.

    There comes the point when one would accept 50% of FMV and carry paper. The question is, how to reach someone who could buy without more hassle and drama?

    I don't quite get what you're asking. Are you looking for advice on how to shift your 4-plex quickly and easily? If you are willing to accept an offer which is way below the FMV then there are usually plenty of companies who are looking to buy houses quickly, for cash. Find out where these companies are in your part of the world, send them an email giving basic information about the property you wish to sell and await responses.

    It is a shame that you do not live in the Pacific Northwest, or Seattle more specifically. Housing here is going for crazy high prices and you could sell a 4plex here very fast. I too was a little confused on what you were trying to get at as well, are you not maintain this property as you should be and are now trying to sell if for less than the FMV?

    I guess you just have to advertise more of your property to gain other prospective buyers. In one thread, I had posted about the length of time that a real estate is sold, can be tomorrow or can take 5 years. Over here, buyers come and go so the dictum is not to hurry when selling your real property because you can always get a good deal next time. We had many experiences in selling and buying real estate on a personal note and not on the business side. It really takes time and lots of patience.

    You shouldn't be an absentee landlord. It's a bad business habit to get into.

    There are plenty of companies nationwide here in the U.S. that will buy anything for cash. You might even get lucky and find a Chinese investor who may be willing to pay more simply so he or she can get a foothold in the American market.

    I agree to that, it's bad for business not to be attending to it. I think a good broker can help you and if you do not know a broker, ask a referral so you can be amply guided. For a big property like that, don't allow money to be wasted because it can earn you more if the transaction is handled properly. Just give it a little time and attention. i'm sure everything will go as planned as long as you exert the effort.
