Commercial cum residential

    In the provincial main roads, most of the commercial buildings are 2 or 3 stories high - the ground floor is for business and the upper floors are residential. The usual standard is that the tenant of the ground floor also rents the upper floor which has a connecting access to the ground floor. Some businessmen say that it is not a good practice to live in your place of business. But those renting the said spaces are saving a lot of travel time and transportation expenses.

    You can also keep watch on your business if you are living in the same building. It would make sense to do so if you are planning to rent a place. Why not have it in the same building as your place of business? Here that is not common as most people have they own places else where when they lease a spot for their business. There are usually apartments on the 2-3 floor that are rented out.

    This type or rental is very popular with the Chinese traders here. One Chinese businessman I know said that they can save from hiring a night guard since they are there in their place of business at night. But Filipinos prefer a commercial space only, their tradition is to have a separate location for the home and business. On the sad part, there are incidents where a fire hit a hardware store and the fire was blown up in magnitude because of the chemicals in the hardware. You can guess that the businessman and his family were trapped in the second floor.

    I have a Chinese friend who actually does that kind of practice. Her family has a small 3-level building and they live on the top floor. The first floor is where their grocery business sits and the 2nd floor acts as a storage facility for their goods. For years they have been living in the same place and they seem to be growing their business all the more.

    There is an area in Manila called Binondo where the old Chinese families are residing. The usual setup is a 2-story house where the ground floor is for business and the upper floors are for residential. My former boss resides in a building like that. They have a 3-story building where the ground floor is rented out for commercial use while the 2nd floor is rented for residential and the 3rd floor is for their own use.

    I think you can save a lot of money if you live in the same building your business is. And you can work longer than most people because you don't have to close early. You could stay up as late as you can depending on the security of the neighborhood. If I could find such premises, I'd most obviously prefer them unless the total cost, renting both storeys would be too high.

    I agree with what you said, that's why another friend of mine is also considering following our Chinese friend's footsteps. If I could also find a lot where I could put up a small business initially, I would grab the opportunity even if I have to apply for a loan. I've seen how effective this kind of technique is so I wouldn't mind investing a bit of a higher price because the ROI is definitely going to show in time. :)

    I dated a girl once who owned a little restaurant and lived in an apt above it and rented another apt out.
    It's actually a great idea.
    Just think of the time you could save since your commute is just a flight of stairs!
    The only problem was the staff knew if you were home, once we were just starting to enjoy some "alone time" when she got a call that a big group came in and they needed her help!

    If you are single and serious with business, a commercial cum residential dwelling is very ideal since you do not have to travel much. Think of the time you can save and the effort and the stress you save when you travel. Over here where traffic is getting worse and worse, that setup is desired by small businessmen such that new structures in the main road are like that - commercial on the ground floor and residential on the upper floors.

    I think it's better to live in a business place and the plan is OK. The ground floor is for commercial and upper is residential, not a bad idea.
