How To Evict a Tenant?

    Yes, but what if they have no possessions? I don't know how it works in the US, but in some countries the law can take years and years and the property can lose it's value or be damaged by them.

    I think the best way to evict the tenants is to call the police. I believe that although it is quite harsh, it is the only way. I hope that people need not get the situation, but if they do it must be done thoroughly and correctly.

    That is a difficult situation. Luckily, I've never had to go through such a situation. But I agree with others that you should first start by sending warnings, several months in advance and then the notice with an eviction date. That at least gives the tenants a chance to find other accommodations. Each state is different. I think some may require you to go through the police. So, definitely check your state and your county's laws.

    I know a case of someone who broke in it's own place and changed the lock, pretty effective eh? ;)

    I think the best way to evict a tenants is to tell them about the positive things of the property. I believe it is best to hide the negative thoughts on the relntal property. Also it is best to not tell them everything about the property.

    I think you misread shilpa, to evict is to kick the tenant out, not to put him in, it's the opposite of what you said.

    As long as you follow all the applicable laws, then you'll eventually wind up all right. You might deal with a constant headache during the process, though. Unfortunately, some states have very friendly laws on the side of the tenants when it comes to evictions. Those states give you the biggest headaches as a renter because you'll spend more time trying to get someone evicted, and sometimes the law seems like it's not on your side.

    You right on the money shilpa, discretion in such matters is always important, in my case, people know my story in regard to the property...since its a close-knit neighborhood and we got loose-mouthed women who can get paid to talk about anyone and anything...the nerve of them...but i think as the years move on, people are tired of the same old story...so i can say time is working in my favor :)

    Sure, we need to be discrete, there is no point in saying what's negative about the place or else no one will be interested in going there.
