l have come across a lot of so called furnished properties in the past and l personally would not call them furnished and l am thinking of furnishing my property but with the basics only, a cooker, a sofa, table and two chairs, a bed, a wardrobe and a fridge and that is it. Do you think that that is appropriate?.

From what I've seen, at least in my area, it's very rare to find a furnished property... maybe a small apartment, but I've never come across a furnished house rental.

Now that's things you mentioned like furniture... some house rentals come with the major appliances included (fridge and stove, sometimes washer and dryer.)

I think if it says furnished, that should mean that it has all the furniture that you need, and artwork etc. I don't think that it should include the kitchen, I think that should be up to the tenant to furnish. I can't stand when an apartment says "furnished" and then has one table with 2 chairs, and 1 small couch, that is not a fully furnished apartment if you ask me.

I agree with @sanders89. If an apartment is advertised as "furnished" it should come with anything you might need. Just bring your clothes and things to fill the drawers and you are good. No furniture needed. That is what I think of when I see "furnished".

Then i guess in my area, land agents are abusing the said word!...you go to check out an apartment with so much zeal and hope but you find your hopes dashed in the later end...i think they need to be more specific or maybe they interpret the word the wrong way.

A TV show was aired recently in my region about furnished apartments that were going for a tidy sum to either buy or rent. They were furnished very tastefully that I desired to live in one like that. I think that if you find a furnished apartment in the ideal location, you can buy it and sell off the furniture and bring in your own. It is a win-win situation whichever way you look at it.

This really depends on where you are. I know that in certain countries there are laws in place as to what you are allowed to rent out as furnished. It's usually something like: minimal kitchen appliances (fridge, stove), bed, wardrobe, table and chair. So be sure to make sure what the legal situation is before you advertise it as furnished.

That being said, I'm not against putting a little bit more than what is necessary. It rarely costs much and will significantly improve the first impression potential tenants have about the place. (= chance for asking a bit higher rent)

Scissorhands, you are offering a lot of furnishings, more than most landlord. You definitely will find a young renter quickly or you could also add the furniture as apart of the rent for a few bucks. Rentals usually offer a stove and a refrigerator.

Sure, but a stove and a refrigerator are hardly called furnished, so there should be a price for both, furnished or not.

I don't agree with a house with the very bare essentials being considered furnished.
To me furnished means that you can live *comfortably* in the house without needing to buy anything, maybe a coffee table or a footrest at most.
