Beach lot for sale

    This is not really to advertise but just to share. The security guard in my husband's office is selling their ancestral land in Marinduque province, that's about 200 kilometers south of Metro Manila. They have a 1.5 hectare land that has a beach front. He said that he plans to sell it at $100 per square meter but I think that is very expensive at that price. Take note that a land that can be converted to a beach resort has a high realty tax rate. Right now they are paying a low tax on it but when converted they cannot afford it anymore.

    A beach resort could be a lucrative investment if managed well, especially if the place is improved well and advertised well to potential customers. My husband and I also have the frustration to one day own a lot along the beach which we could turn into a resort. We still don't have the budget for that right now but if given the chance one day, we'd definitely get one that's good for commercial use. :)

    I don't know the value of land in the Philippines but that does sound like a lot if it's not in the middle of a tourist destination. Beach front property here in the NE US would easily go for that price because they are surrounded by millions of people with large incomes.

    I just looked at hotel rates in that area and it looks like nice hotels can only get $50-60 and luxury is a little over $100. A nice beach front hotel in the US (with view) will go for $300-500 in season.

    There is a beach front property that is being sold cheap because the owner needs money. The beach is white sand and the sea water is clean unlike the polluted waters of Manila Bay. However, the main problem in that potential beach resort is the transportation. It is a 4-hour bus ride from Manila and another 2 hours by boat. That is the only transportation available so I don't think it is wise to pursue that property as a beach resort. Vacationers would always prefer convenience when it comes to access.
