destroying your property

    has a tenant of yours ever destroyed and/or seriously damaged your property? If so do you know what led to it and how did you go about hadeling the situation?

    It hasn't happened to me, no... luckily the property manager is very good with choosing tenants that aren't likely to cause problems. The one time he had to start paperwork for an eviction was soon resolved by the tenant and there's not been a problem since then. (It involved non-payment, though, not destruction of property.)

    And to answer your question, the way I'd go about it is to let the manager handle it. :D But seriously, as far as I know, he'd have to do an inspection, give the tenant notice (can't remember how much time that has to be) and then... I think what he did is offer the tenant an out from the rest of the lease or go through eviction process. Unfortunately the tenant choose to stay and the process was started... resolved before the court date. I'm thinking it would be the same for property destruction.

    Yes, i have and everytime, am counting my losses, currently the house is in a 'not so good' shape, due to lack of exact funds at the moment {am positive things will look up}..am pushed to rent it the way it is then whatever i gather henceforth, i spruce it up, for i see no other way round it.

    I personally have not experienced tenants messing the place up too badly. There is the occasional small hole in the wall or something broken, but never anything too bad thank God. I would be so angry if a tenant of mine ever disrespected my property or me like that.

    The worse thing a tenant has done is a broken piece of furniture and a window.

    A tenant has once destroyed the property, beasue the husband kept on coming home drunk and he would get very violent, so one day she decided to fight back, they broke all the windows in the house , the main door was broken too, the toilet was broken to the whole bowl broke into pieces, what I did was give them a nnotice to vacate since I knew they were in no position to fix the damage,I did not give them their deposit back and after that I had every tenant pay three months deposit worth three months rent plus their first months rent before they move into a house, the deposit is refundable at the end of your lease after we have checked to ensure that the house in in a good condition befroe you move out.

    @ Determined2014, i always love this section, because i get to learn very many vital things in regard to renting out, i for one, i love your stiffness and non-nonsense attitude...it speaks loudly...from the way you address your thread...you've lite a light bulb in my head, something i ought to relay to my real estate agent...my, like i have said over and over again, some tenants are just from the center of hell itself, what the heck did the toilet bowl do to deserve such violence...its like reasoning escapes these human beings and they think they can get away with murder!...i 'm in a rental apartment and i wouldn't want to spoil anything within and without intentionally, what would i gain anyway?

    The major problem when it comes to allocating house to tenants is the worry about how badly your house would be damaged. As the house is not their own, they might not take care of the house as their own. Once a tenants had destroyed the room wall of our house, I made sure that he paid the amount required.

    It never happened to me, but the upstairs neighbor from my parents totally destroyed the house with their animals, I think she is in a mental institution now, I don't know who will support those damages though.
