Does tenant deserve his rent deposit refund?!

    Yeah, I know that feeling too, people might warn us and warn us about something, but we just learn when it hurts.

    I wish you good luck with this, Diane. As long as the person or agency helping you (I'm not sure what the definition of "authority" is where you live) is honest, it's good to know that someone "has your back" and will steer you in the right direction. (Unlike your jerky manager who tried to cheat you along with his friend (the renter) ... ugh!) :mad:

    If he has defaced the house severely, you shouldn't give him the deposit fund but should rather fine him. If it's just a slight damage than you should just overlook it and refund him.
    From the comments you have written, I don't think its just a slight damage. So the best option would be to fine him. If he insists and orders the money back, you should report it to the police. Better click pictures of the debris and the broken stuff and make sure you have enough evidence.

    Sorry, haven't been on for a bit, so am only seeing this now. I'm glad that they're siding with you on this matter, although I'd be amazed if they didn't! And yes, you may have had some issues this time, but you've learnt some important lessons from it, and that's the main thing. We all do it from time to time, and now you know to keep your place safe for future reference

    Thanks Kate... i need all the luck i can get, am only hating that the process is really dragging itself out, as for the jerky manager, he is as good as past tense, turns out, the deadbeat tenant did not want the house to be rented out { i had mentioned where the house is...its a close knit neighborhood} so people know people, that's why i had to involve authority into the whole mess...some people suffer from a sickness that can't even be classified...you'd think someone is grown up enough and mature enough to think but that's not the case...anyway enough about my rants...this too shall pass.

    I will keep the property safe henceforth, am currently looking for renovators, writing down landlady rules to be followed, gathering all the advice i need to steer this project in the right direction, am glad i stumbled upon this forum, the advice has been immense and am learning from my past mistakes...all in all, its a great learning experience.

    Tenants have been nothing but trouble for the people i know that rent their houses to them. Just drama and a pain in the butt.

    Just maybe a learning experience you could do without, eh!? :p

    Only other thing I'd suggest is to go over every room in the place and take extensive photos so that you can prove later how the place looked before it was rented to the tenant. Also, maybe go over the tenancy agreement (unless that's what you meant by land lady rules?) to ensure that it's all covering in terms of this sort of thing, while also helping to protect your future tenants.

    Thanks Livvy, i will definitely do so, i 'm also trying to research online about landlord and tenant relationships, rules, regulations and the agreement you speak of, such a vast subject but i need it if am to steer this project in the right direction.
