There are many uncertainties and possible challenges and pitfalls that one must be aware of. It can be very profitable, but it is definitely not without risk - liquidity risk, fluctuations in values, possible challenges in being able to sell high in a timely manner or buy at a reasonable price from a seller...

Possible hidden issues with the condition of properties, or with tax, ownership, or other legal issues that can pop up with the current or even past owners of properties you want to buy...

Finding qualified buyers and renters, being able to pay any mortgages, property taxes, insurance, etc easily on any and all properties, etc.

 

I totally agree, there are traditional risks when looking towards long-term real estate investment. These risks, and others, are magnified if looking for a short-term flip. However, if you do get it right there is potential for significant returns in the short term
