College Town Apartment Investing

    First off, I'll say that this is most likely a risk I wouldn't personally take. While many students are respectful of property, neighbors, etc. just as many aren't, and I can see a whole ton of issues possibly arising with worse-than-usual tenant/landlord concerns.

    Not only that, you'd have to be sure to offer a low enough rent so that students would be able to afford it. An exception might be having your real estate near an ivy-league where it's just as likely that daddy is paying the rent as the student working his way through school with low paying jobs.

    I agree that students are not careful in their accommodation aside from not being neat. But in fairness, students have no children like families that rent whose children would be writing on the wall. By the way, another plus for the students are that they have no pets, mostly don't have. And since they are young and energetic, they are always out of the house so the wear and tear of the house is minimal.
