Do You Need a Website?

    I heard of one Realtor who gets most of his clients from ads posted on various classified ads sites on the net. That means that more and more people are using the internet to find property to buy and for someone in the Real Estate business having an online presence could be helpful. Question is can you actually indirectly make money from dealing in real estate as some kind of middle man? Connect buyers to those seeking to buy property and earn a fat fee from both parties?

    I believe you can...just read this, it might help, just an idea that you might add to your list of ideas as you proceed;

    This method will involve you creating a home listing website that you will generate revenue from.
    Steps:

    1. You will want to choose a city that is highly populated to target. Such as NY, LA, etc. Once you determine the city you want to focus on, you will want to register a domain that is similar to the city name or has the city name in the domain. Ex: NYHomeSearch
    2. Build your website. We recommend that you use WordPress however you could use whatever you like to design the site.
    3. While you are building, you will want to visit classified websites and search for home listings for the city you are targeting. Find pictures with details including the landlord or homeowners contact information. We recommend that you pick between 30 – 40 listings and place these listings on your website. Take your time while doing this process to ensure your website is user friendly and looks professional.
    4. When you are adding your listings, we recommend using thumbnails that will click over to a new page to supply details for that specific listing.
    5. On the new page with the specific details and pictures of the listing, you will want to place the homeowners/landlords contact information so that they will receive all responses.
    6. On this same page, you will want to add something along the lines as this: Most landlords listed on our website will request a credit report from you to obtain your current credit scores. If you do not have one, click here to obtain one.
    7. Add your Privacy Policy and Terms of Conditions pages at the bottom of your website.
    8. Include a contact page so homeowners / landlords can request to remove their listing from your website.
    9. To ramp up your earnings, put up adsense ads on your website.
    10. Now its time to promote your website. Start by posting your listings on classified websites. If you cannot post links in your ads, you can create an ad with just basic details and 1 photo. When responses come in, email them a link to your website to see additional photos and to read more information on the listing.

    There are sites such as "forsalebyowner.com" and "owners.com" that do this sort of thing for buyers and sellers without realtors in the picture.

    A website would be a good way to drive in some clients. Its just that your website would need traffic. Then you still need to talk to clients and try to seal the deal.

    My ex tried this technique and he was also involved in finding a mortgage company that would automatically guarantee the home loan. He would get a referral bonus from a real estate agent and a percentage of the mortgage or a referral fee of a few thousand from the mortgage company. A lot of his work pertained to keeping the potential homeowner happy about buying a home.

    That sounds like the same case with affiliate marketing when you refer someone to a program. Getting that 10% or 40% of referral bonuses or earnings is essential to really making lots of money so more referrals is more cash. I think that is cool that your friend gets referral bonuses for his work. Keeping the buyer happy sounds like best thing to do when it comes to sales.

    You can most definitely earn something like a commission from the sale of a house being virtue of a middle man and not a real estate salesperson. It's not advised though because paying a middleman is discretionary.

    I think that a website is very important if it has a lot of traffic. I created a website some time back that has become invisible. I know a few people who make their money from the websites that they have created. In conclusion one can make good money if they keep working on their website to ensure that it is fresh and easy to navigate.

    There are ways you can do that, you can actually combine all the great ideas indiciated in this dicussion one. Considering Trulia bought out Zillow, there is money to be made in the long run and the short run. You want to make sure you have all the facts laid out before you actually go into doing so. There are some listings you can't provide unless you have a licensed realtor posting it so you want to make sure you understand that but you can really go above and beyond when you set the site up to work with those whom may have bad credit but want to relocate, helping them get reffered to a homeowner who can overlook their past and get them into a property.
