That was just an afterthought, crimsonghost... just one tiny aspect. Basically the house is in a high-rent metro area and the appliances are rather old now. Keeping up with the other rental properties in the area is important, whether or not it should be.

Bottom line is that I just don't know if waiting until there's a problem is a good idea when they could just be replaced because of their age.

I want to replace everything for making a best-renting profit. The tenants requested to me to change the fridge, stove, washer/dryer, or air conditioner, but I don't agree to replace it. Many tenants go away for this. But now I make my sense and want to change everything. I don't make out from where I start with?

Thanks for sharing a useful idea. Thinks it may be helpful to make a lot of renting profit.
