Survey visits

    When a landlord/lady wants to visit/survey his/her property, is it wise to do so alone or in the presence of a real estate agent, for the benefit of professionalism? I want to visit my property this coming week, see the developments done so far and what remains to be done but I feel its wise for the real estate agent to be with me while we are surveying...plus the tenant to be notified of the said visit, is this a wise move?

    Your opinions will be appreciated.

    I guess that landlord has all the rights to visit his property since that is his property. However, protocols should be observed like a proper introduction of yourself to the tenant. Of course, you also exercise the proper decorum like knocking on the door or on the gate. In other words, good manners will do you good especially if the tenant does not know you. As with the scope of work being done, you probably have a clear idea of what's going on as regards the progress.

    If you have a real estate agent managing the property for you then having him/her with you is the right thing to do. But if you are getting one for the occasion then there's no need for it. You'll have to notify the tenants though that you'll be visiting to inspect your property.

    I think that the more casual the visit is, the better. We should have good relation with the tenants because it makes everything easier, after all it's a business relation we have and we want to maintain it healthy.
